Structural Engineers: Key Insights 📐🔗🔩 Join me on a walk-through!

// SUMMARY
On most development sites, you'll require input from a number of key consultants, such as architects and mechanical engineers. Structural engineers are one of the primary consultants on a development of any size – even on a small project such as an extension to a residential home.
Who better to guide us through the importance of a structural engineer’s specialist input than Project Manager, Tom Gillett!
🔩 Elements that a structural engineer will take into consideration include:
☑️ The steel structural skeleton
☑️ The positioning and size of the lintels
☑️ The depth of the foundation
☑️ Fire protection requirements of materials and the structure as a whole
☑️ Which walls are being removed and whether new walls are required
These specialists are able to provide the local authority with the relevant information over and above that which is provided in the building plans.
🔩 A PRACTICAL WALK-THROUGH ON SITE! Tom and I take you through the site of my mentorship client, highlighting the Structural Engineer’s roles:
☑️ Top of mind for these specialists on this site is the steel structural skeleton which was already in place in this building, erected in the late 1980s. The required alterations and redevelopments to this existing structure need to literally be supported, in order to reflect the desired outcome. The structure was fully compliant at the time of building, but regulations have changed since then.
☑️ The structural engineers also discovered reinforcement in the ground floor slab which were not detailed in the as built drawings. This meant that the expectations and directions of how the drainage could be installed had to be re-evaluated because the reinforcement that's existing has to be reinstated.
☑️ It makes sense, then, that structural engineer offices also tend to be the go-to offices for below ground drainage – the two sets of engineers work in unison.
TAKE NOTE:
⚠️ Without verification of substantive evidence that the structural integrity of the building is sound, a building inspector will not give final approval.

// WHAT TO WATCH NEXT
By now you know that we always place emphasis on UNFORSEEN ISSUES, how to avoid them before they even crop up and having a contingency plan in place in case they do. This is common when working on an existing structure.
Case in point on this particular site, where despite the builder digging trial holes and studying the as built drawings upon initial estimation, a much greater extent of work revealed itself only later. It's the sort of discovery that has a knock-on effect on both the time and budget constraints of a development.
